Journal Article 2022 01 09 Today, due to the unhealthy physical growth of cities and imbalances in existing land uses, and on the other hand, to improve the quality of urbanization and balance and organize and optimize land uses, urban lands are very important. The purpose of this article is to describe the types of land uses. In Dehdasht city, considering their location and identifying the shortcomings of this city in terms of required uses, it is necessary to study the size, per capita, density and distribution of each of them and finally provide a future development model and strategies to achieve the desired development. The research method in this article is based on a descriptive-analytical approach. To develop a theoretical framework for research and review of previous research, the library method (documentary) was used and the results were analyzed using SWOT technique. Findings of the research according to the current situation of the city until 2003 indicate that some of the city uses in terms of per capita (per person) and area (distance), in an unfavorable situation and on the other hand some uses in this regard They are in a good position. This situation indicates an imbalance and inconsistency between users, which is due to the lack of careful attention of urban planners at the time of their preparation. The results of land use analysis in Dehdasht show that the physical expansion of the city in recent decades and its increase in population has caused an imbalance in the distribution of land uses and many existing land uses do not comply with scientific criteria and standards of architecture and urban planning. امروز با توجه به رشد نابسامان کالبدی شهرها و بی تعادل در کاربریهای موجود و از طرفی برای ارتقای کیفی شهر نشینی و تعادل بخشی و ساماندهی و بهینه گزینی کاربری ها، اراضی شهرها، از اهمیت بسیار زیادی برخوردار است.هدف از این مقاله تشریح انواع کاربریها در سطح شهر دهدشت با توجه به مکان قرارگیری آنها و شناسایی کمبودهای این شهر از نظر کاربری های مورد نیازو بررسی وسعت، سرانه، تراکم وپراکندگی هریک ازآنها ونهایتاً ارائه الگوی توسعه آتی و راهکارهایی برای دستیابی به توسعه مطلوب است. روش تحقیق در این مقاله مبتنی بر رویکرد توصیفی –تحلیلی است که برای تدوین چارچوب نظری تحقیق و مروری بر تحقیقات پیشین، از روش کتابخانه ای (اسنادی) بهره گرفته شد و نتایج با استفاده از تکنیک SWOT تحلیل گردید. یافته های تحقیق با توجه به وضع موجود شهر تا سال 1382 بیانگر این است که بعضی ازکاربری های شهر از نظر سرانه (به ازای هر نفر) و سطح(مسافت)، در وضعیت نامطلوب بوده و از سوی دیگر بعضی از کاربری ها از این نظر در جایگاه مطلوب و مناسبی قرار گرفته اند. این وضعیت بیانگر عدم تعادل و ناهماهنگی بین کاربری ها است که از عدم دقت نظر کافی برنامه ریزان شهری در زمان تهیه آنها ناشی می شود. نتیجه تحلیل کاربری ها در شهر دهدشت، نشان می دهد که گسترش کالبدی شهر در دهه های اخیر و افزایش جمعیت آن، باعث عدم تعادل در پراکنش کابری ها گردیده است و سرانة بسیاری از کاربری های موجود با ضوابط علمی و استانداردهای معماری و شهرسازی مطابقت ندارد https://www.gahr.ir/article_144478_318554e485c4d11300953e0af3a43345.pdf
