Today, the problems of dilapidated urban structures is one of the issues that has faced many problems in the field of urban planning and also one of the most important urban challenges due to the lack of proper urban infrastructure and the decline in the performance of these structures due to many years of neglect. To these neighborhoods (for example, non-adoption. The view of the physical, social, economic and institutional dimensions is in jeopardy. Policies that do not lead to investment in the renovation and prosperity of these neighborhoods, given the very wide potential of these neighborhoods Has been one of the shortcomings of urban management) has led to many problems. It serves the goals of urban renewal. In the present study, the aim is to investigate the effective fields in the sustainable regeneration of worn-out tissue of Shushtar city, and to provide solutions to improve the current situation through analytical-descriptive method and based on studies conducted through library interpretations and using a combination of AHP model and SWOT method have been performed. In this research, first it refers to the introduction of urban worn-out texture and its regeneration, then it identifies the indicators of regeneration of urban worn-out textures and the factors affecting it.
