Abstract
One of the ways to overcome the economic, political and cultural problems in big cities is to design, create and develop new cities around them. . Affordable housing is usually referred to as a housing that is accessible to special qualified families whose income is not enough to get decent housing in the market. Tabriz city there has been an overflow of population in surrounding villages and cities, which has created problems in the field of housing.Part of this problem has been solved with the affordable houses of Mahsaran Mehr. In this research, using the descriptive-analytical method, the current situation of the first phase of Sahand city has been investigated using the quantitative and qualitative data of the comprehensive plan of Sahand city. Among the data analysis tools, Moran's index was mentioned in Arc GIS software. The results obtained: the status of access to all kinds of urban services in the area of ​​phase 1 of new Sahand city is favorable and the residents of this phase have better access to all kinds of service uses.Also, in the state of distribution of various types of urban services, it was also determined that police administrative services, parks and green spaces and sports have a random distribution pattern, and educational use has a cluster pattern with low concentration. Due to the small number of therapeutic users, it does not have a special distribution pattern.Therefore, by using the obtained results, it is revealed that more attention should be given to unsuitable areas in terms of urban services, and it is obvious that unsuitable areas should be prioritized in planning to improve housing conditions and other programs in order to be able to A reasonable balance was achieved.
