Abstract

Cities are man-made places that are formed in response to the socio-economic and cultural needs of societies and are inevitably subject to change and dynamics in response to changes in these needs. Since the main basis for realizing changes is land and human activities, recognizing the pattern of fair land distribution for the optimal distribution of economic, social and welfare activities of citizens have been placed on the agenda of urban planners. So that the adoption of new strategies in the field of urban planning can be considered one of the consequences of these developments. Since land use planning is also a kind of spatial and spatial organization of urban activities and functions based on the demands and needs of the urban community, it is therefore considered the main core of urban planning. On the other hand, the realization of sustainable development also depends on the principled and logical determination of the distribution system of activities, services and per capita land uses, or in other words, land use planning. Therefore, the present study was conducted with the aim of identifying the existing capacities in the Dowlat abad neighborhood of Shahr-e Ray and how the land is used in that neighborhood, so that by creating coordination and sustainable communication between these two components, the planning of the place can be implemented in a desirable way. The research method was descriptive-analytical and field study, and the results obtained using the economic situation analysis models of Izard, Georges Chabut and Beaujeu Garnier indicated the priority of the role of services and agriculture in the Dowlat Abad neighborhood. Also, organizing the allocation of the infrastructure used in this neighborhood has become necessary to improve the quality of life of citizens and achieve sustainable development of urban neighborhoods
