The world population is aging and urbanization is also increasing rapidly. By 2050, 79 percent of the elderly will live in developing countries. Since urban spaces are among the environments that the elderly have a lot of contact with, urban management can make a significant contribution to increasing the environmental quality of urban spaces from the perspective of the elderly and their enjoyment of their lives. This research was conducted with the aim of measuring and evaluating the environmental quality of urban spaces from the perspective of the elderly in Semnan city. The research method is descriptive-analytical and of an applied type. The required information was collected through documentary-library sources and questionnaire tools in such a way that first, by studying the existing documents, the environmental quality indicators of urban spaces for the elderly were extracted from various sources and the related questionnaire was prepared. According to the Cochran formula, 384 questionnaires were distributed in 32 study neighborhoods, the areas of which were determined based on the comprehensive plan of Semnan city, and completed by the elderly. To ensure the adequacy of the sample size, the sampling adequacy technique (KMO) was used and the exploratory factor analysis method was used to analyze the findings. This information was entered into SPSS software, which after analysis resulted in 6 factors for measuring the environmental quality of urban spaces from the perspective of the elderly. Then, by calculating the composite index formula, a map of the environmental quality index of urban spaces from the perspective of the elderly was also produced among the neighborhoods, and the neighborhoods that need more attention were identified, and finally, suggestions were made to increase the level of environmental quality of urban spaces to increase the satisfaction of the elderly.
