In recent decades, urban regeneration has emerged as a key strategy for enhancing urban quality, social and economic vitality, and spatial functionality. This study evaluates the effects of urban development projects along Enqelab Street in Tabriz on neighborhood-scale urban regeneration. The research adopts a descriptive-analytical methodology with a quantitative-spatial approach. Quantitative data were collected through structured questionnaires administered to 370 residents and shopkeepers, while spatial analysis was conducted using GIS and Depthmap software to assess accessibility, spatial connectivity, and activity density. Data analysis was performed using SPSS. Results indicate significant improvements in the physical quality of the corridor, including streetscape, lighting, and urban furniture. Relative gains were observed in social capital and sense of neighborhood belonging, though unevenly distributed along the corridor. Economic indicators such as property values and commercial activity increased; however, spatial analysis highlighted inequalities in economic benefits between central and peripheral sections. The findings underscore the importance of integrating physical interventions with spatially informed planning and community-oriented strategies to achieve sustainable and equitable urban regeneration.
