. Accordingly, the present study aims to analyze the factors affecting social interactions in the open spaces of residential complexes, with a case study of the Mehr Housing Project in Sabzevar.

This research is developmental–applied in nature and adopts a descriptive–analytical methodology. Data were collected through both library research and field surveys. Statistical analyses were conducted using the one-sample t-test, regression analysis, one-way ANOVA, Pearson correlation coefficient, and Spearman rank correlation test. The statistical population consisted of all residents of the Mehr Housing Project in Sabzevar. Based on Cochran's formula, a sample size of 384 respondents was determined, and participants were selected through random sampling.

The questionnaire was designed using a five-point Likert scale and included 24 variables grouped into five indicators to identify the key factors influencing the formation of social interactions. The social interaction indicator comprised the following dimensions: a sense of tranquility in open spaces, perceived safety in open spaces, willingness to spend leisure time outdoors, the attractiveness and diversity of recreational facilities for children, and consideration of the needs of older adults within the residential complex. The mean value of all social interaction components was found to be approximately equal to the moderate level (3.0).

The unit of analysis consisted of 384 residents of the Mehr Housing Project in Sabzevar who completed the questionnaire containing 24 Likert-scale variables. The findings indicate that improving environmental safety, addressing the specific needs of older adults, and increasing the diversity of recreational facilities for children are the principal drivers of enhancing the attractiveness of open spaces. Strengthening these components leads to higher levels of resident satisfaction and creates favorable conditions for reinforcing social interactions among community members.
